Job Responsibilities
Under general supervision, but following existing policies , procedures and applicable banking laws and regulations, including BSA and AML, prepares and processes all documents necessary to ensure the timely closing of all assigned conventional, FHA, and VA mortgage loans.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Responsible for reviewing all assigned loan files, following investor program guidelines to ensure all appropriate documentation is complied and submitted in a timely manner. This duty is performed daily,about 25% of the time.
2. Regularly reviews and monitors all open assigned loan files maintaining frequent contact with the borrower(s) throughout the loan application, underwriting, and closing process. Follows-up with the appropriate party regarding all missing documentation and helps resolve discrepancies as they occur. Ensures all correspondence is appropriately documented in the mortgage loan tracking system. This duty is performed daily, about 20% of the time.
3. Maintains a time-line on all assigned loan files, ensuring the timely receipt of all required documents,following-up with the appropriate party, and scheduling appointments as necessary. This duty is performed weekly, about 10% of the time.
4. Submits completed files to the Residential Loan Underwriter in a neat, organized and timely matter.Works with the Residential Loan Underwriter to clear all outstanding items per their conditional approval. This duty is performed weekly, about 15% of the time.
5. For all assigned loan files, will act as the point person for all communication (telephone, email,written correspondence, etc) between the borrower(s), realtor, title company, and bank ensuring timely and appropriate response. This duty is performed daily, about 15% of the time.
6. Prepares all closing documents and HUD statements ensuring their completeness and accuracy and that the information is forwarded to the appropriate party within established guidelines and timelines.Ensures that the borrower and realtor are up to date regarding the closing status of the loan, including closing date, time and location. This duty is performed weekly, about 15% of the time.
7. Perform any other related duties as required or assigned.

EDUCATION AND EXPERIENCE
High school, plus specialized schooling and/or on the job education in a specific skill area; e.g. data
processing, clerical/administrative, equipment operation, etc, plus 7 to 11 months related experience
and/or training. Or equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read and understand simple instructions, short correspondence, notes, letters and memos;
Ability to write simple correspondence.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide numbers. Ability to perform these mathematical skills using
money and other forms of measurement.
CRITICAL THINKING SKILLS
Ability to use common sense understanding in order to carry out detailed written or oral instructions.
Ability to deal with problems involving a few known variables in situations of a routine nature.
SUPERVISION RECEIVED
Under immediate supervision, performs general assignments of work, with periodic check of
performance by supervisor.
PLANNING
Limited responsibility with regard to specific assignments in planning time, method, manner, and/or
sequence of performance of own work operations.

Performs work operations which permit frequent opportunity for decision-making of minor importance
and which would not only affect the operating efficiency of the individual involved, but would also

trace errors and make all necessary corrections. Errors would require a moderate amount of time to
correct.

Frequent contacts with general public, patrons, or other outside representatives, wherein the manner of
handling these contacts has a bearing on the organization's position and operation.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
